Preliminary

What’s a Master Milestone Schedule? It’s a rigid evaluation of projected performance based on milestones and deliverables to guarantee a timely project completion. Prior to construction, the preparation requires extensive skill and strategic budgeting, as well as a reliable scope of work projections and timeframes. Well structured professionals and the adherence to an active Milestone Schedule will result in preferable outcomes.

 

Here are some of what is included in the preliminary stage:

.• Renderings and construction/ architectural design planning recommendation.

Pre-construction

Preparation is key when it comes to property development. Establishing a team of competent individuals and precautionary measures is just one way in which Soft Stone’s expertise equates to a job well done. Once the planning is in effect, much calculated effort is invested in the team selection and permit approvals. Obtaining necessary 421a Tax Abatements and arranging architectural performance at its most cost effective projection demands an experienced authority and focused team. We take great pride in our collaborative efforts to do so.

 

Here’s what’s included in the pre-construction stage:

• Bid comparison, interviews, finalization and hiring of contractors and subs.

• City planning / DOB for local regulations, zoning, permits and safety inspections.

• Update Master Milestone Schedule to be in sync with proposals and budget.

• Coordinate pre construction photography and video footage as claim protection.

• Engineer coordination with MEP for mechanical and waterproofing specs and with design team for drafts and renderings.

• Quote and finalize property, General Liability and builder’s risk insurance, damage claim protection and precautions.

Construction

Beyond brick and mortar, the selection and purchase of equipment and furnishings require budgeting and strategic sourcing. Layouts, design renderings, payment punctuality and exemplary performance on the job site are monitored and recorded in the Milestone Schedule, periodically updating investors regarding the updates and progress.

• Purchase, fabrication, inspection, delivery and installation of equipment and valuables

• Request and record insurance forms and compliance from all subcontractors on site

Post-construction

Transition is a long word for the short phase it represents. Requiring a reliable entourage of skill, success is measured by the seamless conclusion of property development. Attention to detail is integral when completing construction for a property. Closeout activities and equipment testing, as well as Certificates of Occupancy and warranty records are essential when finalizing development and construction phases.

Management

From fiscal reporting to data recording, paperwork is to be filed and legal notices require action. Negligence can result in fines, among other noncompliance alerts. Additionally, tenant communication and property maintenance is integral when landlords wish to maintain order and prevent discord. Interior and exterior repairs and upkeep, rubbish disposal, complaint response and rental management are monitored at a constant basis, keeping daily communication and monthly obligations on course.
